Buyers with larger down payments get priority over buyers with smaller down payments.

Please review the following criteria before applying.
1. The number one qualification is your desire and commitment to own your own home.
2. Minimum required available cash is 3% - 5% of the purchase price. However, you have more options with a larger down payment, and we notify those with larger down payments first when we get a new home.
3. It's best if you can qualify for a loan within 1 or 2 years but not absolutely necessary if we can find you an owner financed home. When the time comes, we will put you in touch with a loan officer that will give you an assessment of your credit situation.
4. Your monthly house payment should not exceed 35% of your household gross monthly income (Multiply your gross monthly income by .35. The monthly payment should not exceed this number).
5. Your monthly house payment plus your recurring monthly debt (car loans, school loans, etc) should not be more than 43% of your household gross monthly income.
6. No evictions in the past 2 years.
7. Bankruptcy or foreclosure is OK if it was caused by an economic hardship but you have recovered from it (ie job layoff or reduction but back to work full time now).
8. Good references from previous landlords.
9. No criminal convictions of a violent or drug-related felony within the past 5 years.
10. Liens or judgments would be a negative but could be offset with compensating factors (ie amount of cash down).
