QUALIFICATIONS FOR LEASE TO OWN / OWNER FINANCING

If you like what you see we will send you a link to an online application (free) and have you send us a credit report that you can get for free.
Also, you will need to let us know how much you have for a down payment / option fee. Larger down payments take precedence over smaller down payments.
Basic Qualifications:
1. Your gross (not net) monthly income needs to be 3 times the rent plus utilities
2. The monthly payment plus your other fixed debt (car payments, school loan, etc) should not be more than 43% of your gross monthly income.
3. You must have the Down Payment or Option Fee plus the first month's rent.
4. You need to be discharged for at least 1 year from a bankruptcy or 1 year past a foreclosure
5. No evictions in the last 2 years
6. You must have good references from previous landlords & current employers
7. You can’t have any prior criminal convictions of a violent or drug-related felony within the past 5 years, or sex offender (we check)
